How Much Is a Property in Punta Cana Worth? How Resort-Area Real Estate Is Appraised

Punta Cana, Bávaro and Cap Cana have one of the most active real estate markets in the Dominican Republic. Prices are usually in US dollars, many buyers are foreigners or Dominicans living abroad, and a large share of properties are bought with vacation rentals in mind.

That is why buyers often ask: what is this property really worth? Here we explain how a certified appraiser determines value and what to check before you buy, sell or finance a property in the resort area.

What drives the value of a resort-area property?

For a property in a tourist area, these are the factors that weigh most on its value:

  1. Proximity to the beach. This is the biggest factor. A unit within walking distance of the ocean is not worth the same as a similar one several kilometers away.
  2. Views. Ocean, golf course or lake views significantly increase value compared with units in the same project that have no view.
  3. Project amenities. Pools, gym, beach club, social areas, maintenance and how well the community is managed.
  4. Security. Gated communities with access control and guards are valued more by both buyers and tenants.
  5. Proximity to attractions. Restaurants, shopping, golf courses, marinas and the airport.

On top of these come the factors of any appraisal: the property’s condition, the quality of construction and finishes, its size, and having the legal documents in order.

How does an appraiser calculate the value?

For a bank appraisal, value is determined mainly with the sales comparison approach: we analyze similar properties in the same area and segment, and adjust for their differences (location, view, size, amenities, condition).

An important point: Dominican bank appraisals do not use the income (rental) approach. Even if a villa earns well on Airbnb, the bank cares about market value, meaning what a buyer would pay for that property.

That is why the same property can have different values depending on the purpose of the appraisal. Valuing for a loan is not the same as valuing for an investment analysis, insurance or an estate. If what you want to know is whether a property is a good investment, what you need is an investment analysis, where income and return are studied.

The most common mistake: buying to rent in a non-tourist community

The mistake we see most often in the area is buying a property for vacation rentals in a residential community that is not tourist-oriented.

Around Punta Cana and Bávaro there are communities built mainly as housing for the people who work in the area. Prices can be attractive, but they lack the amenities and the proximity to the resort area that visitors look for. The result is a property that rents less often, or for less, than expected.

Before buying to rent, ask yourself:

  • Is the community close to the beach and the main attractions?
  • Does it have the amenities tourists expect?
  • Do the condo rules allow vacation rentals?
  • Are other units in the project renting successfully?

What about pre-construction and properties under construction?

Many projects in the area are sold before they are built, but a property that exists only on plans cannot be appraised.

  • For a bank appraisal, the property must be 100% finished.
  • For a villa under construction, an appraisal can be done to establish the construction progress and the amount invested so far.

Frequently asked questions

Does the bank consider the property’s Airbnb income? No. Bank appraisals use market value, based on comparables, not rental income.

Can a property have different values? Yes. The value depends on the purpose of the appraisal: loan, investment, insurance or estate.

Is every condo in Punta Cana good for vacation rentals? No. Non-tourist communities, without amenities or proximity to the resort area, usually rent poorly to tourists.

Can a pre-construction property be appraised? No. For a bank, the property must be 100% finished. A villa under construction can be appraised to establish the construction progress and the amount invested.
